Apex Industrial Estate in West London was one of the first major developments carried out by Boropex in the 1980’s. The development consisted of a terrace of new build well specified industrial units totaling circa 25,000 sq ft.
Market Studios on Goldhawk Road was a block of large apartments above retail units in poor condition. In the early 1980’s Boropex reconfigured and refurbished the building to create a development of high quality studio and 1 bedroom apartments.
This attractive Victorian retail and residential property had been within the portfolio for a number of years. The top floor flat had been previously sold off, but when an opportunity arose to buy it back in, we were able to add significant value, obtaining planning for and building out an additional floor and rear extension. The resulting development comprises 3 large apartments and 2 retail units all of which continue to let well in the buoyant West London market.
This property comprises a double retail unit with residential upper parts. This type of property is core to the portfolio as it provides a good mix of long term secure income in the retail element, along with strong capital and income growth in the residential element.

Mitre Wharf comprises a substantial open site with extensive Grand Union canal frontage, at the gateway to the Old Oak Common Regeneration Area. Whilst the asset was income producing Boropex worked up a planning scheme for a substantial mixed use development. As with many of our holdings, Mitre Wharf is strategically located in a landmark regeneration area, where we believe enhanced returns can be achieved. This is set to be London's newest neighborhood with the arrival of HS2 and Crossrail by 2026.
Following pre-application discussions this site was included in the OPDC list of sites to be brought forward with 100 plus residential units. The site has since been sold to a Housebuilder for future development.
